We do more for you than just collect the rent. Questions you may ask will readily be answered by our specialist Business Development Managers prior to any marketing or even obtaining a tenant. This is where we use our local knowledge and questions are answered like – “What are the other properties on the market achieving? How strong is the current demand for a property like mine? What rent level is achievable and will it satisfy your requirements while maximising your occupancy and rental return? What do I get for my management fee, what ongoing services do you provide? Of course, legislation only allows us to act on your behalf if our instructions are in writing. This can all be addressed and discussed initially. Our Services To You – Managing Your Asset

Regular inspections are a major part of how we care for your investment property, ensuring that you achieve continual occupancy and maximum return.

To achieve this, the property must be presented and maintained in the best possible manner.

Prior to each tenant’s occupancy, a condition report is prepared which thoroughly details all aspects of the property, including an inventory if applicable. Routine inspections of your property are made regularly depending on your needs and legislative requirements. This allows us to ensure the tenant is upholding their responsibility to care for the property.

Following each routine inspection, you will receive a comprehensive report on the overall condition of the property.


Communication Is The Key

Email, Phone and Fax Correspondence

There are many ways to communicate effectively in this day and age. We have three main channels of contact for our customers and clients:

Email is available to you 24 hours a day. At Ray White Surfers Paradise we endeavour to respond during business hours at the first available opportunity or within 24 hours. We have a dedicated computer available for internet database checks and email enquiry.

All business related matter phone calls are best made during business hours, so all information is accessible and on hand within the office. Phone contact is available 6 days per week via our main reception and mobile phone access.

Fax correspondence is the other alternative channel; we have a dedicated 24 hour fax line that is checked regularly during business hours. We endeavour to respond to faxes and correspondence in a timely manner during business hours.

Newsletter

Our Property Management Dept provides a monthly newsletter to all our owners and investors to keep you informed on news and happening events that occur within the industry and also on our Department. This is very educational for owners and investors to keep up to date with legislation changes and advise on insurance issues etc. These newsletters will also be available to download from our website for future reference.

Receiving your Statement and Funds

Your statement of rent funds collected is forwarded to you via email each month detailing your rental income for the past month. This includes information like your current rental amount, brief tenant details and the amount paid into your nominated bank account. Payment of your funds are via Electronic Funds Transfer direct.

End of Financial Year Statement

At the end of each Financial Year we will provide to you via email a summary of income and expenditure for your investment property which is ready for your accountant. It is important to keep your monthly statements to clarify any queries your accountant may have with your end of financial year statement. All the hard work is done for you.


Protecting Your Asset

Insurance – Protecting our Owners

Your property is an important asset that is worth protecting, your investment is also worth protecting. As there is an unavoidable degree of risk associated with owning something of value, we strongly recommend as an optional extra that the property owners take out specialised Landlord Protection Insurance from a dedicated landlord protection insurance company. This insurance offers peace of mind for rent default and negligent and malicious damage and can also cover your contents such as curtains, carpets etc. Please contact us for further information or a brochure.

Building Insurance – Why we strongly recommend it

If your investment property is a house then, it is important to insure the actual building, which involves a separate policy to the ones listed above. While rental units are insured with the Body Corporate in most cases, houses require building insurance policies to cover the building in the case of damage.

As part of most building insurance policies, an owners fixtures and fittings such as carpets and curtains etc… are covered as an extension. Beyond this cover is also normally included for public liability. These details and more are an important distinction from a standard policy and that needed for an investment property.

Units, townhouses or other properties involving a Body Corporate have different building insurance needs. As previously stated the basic building is covered by the Body Corporate, however a owners fixtures and fittings are NOT covered. This coupled with a need to cover the public liability risk for tenants and their guests inside the property makes Landlord Protection Policy very appealing for owners of units. These requirements are included in many policies of this type.
